To provide some guidance, Time Out Dubai reached out to Alec Smith, Head of Sales and Leasing at Savills Middle East, to gain insights into the latest trends in Dubai’s property market.
Venturing beyond the typical hotspots, Smith highlights Tilal Al Ghaf as the latest ‘it’ neighbourhood, positioned further into the desert, just beyond Jumeirah Village Circle (JVC) and Dubai Sports City. This area is poised for significant growth and development in the coming years.

Smith elaborates on this emerging community, saying, “Tilal Al Ghaf is a groundbreaking development that harmoniously blends nature, luxury, and affordability. It stands out as an eco-friendly community that prioritizes both modern living and the preservation of nature. The centerpiece of this development is its stunning crystal lagoon, which provides residents with an exceptional lifestyle option, unlike the conventional family communities found throughout Dubai.”

Smith continues, “Tilal Al Ghaf has been carefully designed to accommodate a variety of living arrangements, ranging from three-bedroom townhouses to expansive six and seven-bedroom mansions, ensuring that there is something suitable for every family. Additionally, essential amenities such as schools, hospitals, restaurants, and shops are conveniently accessible within the community.”
With the first residents receiving their units in 2023, construction and development in Tilal Al Ghaf will continue for at least the next three years, allowing the community to grow and evolve over time. Smith notes, “As the property market is anticipated to keep rising, particularly for family villa communities, Tilal Al Ghaf represents an incredible opportunity for both investors and homebuyers as it continues to flourish.”

With rental prices climbing across the city, Smith suggests that there may be a shift towards more affordable areas. He points out, “Communities like JVC, Dubai Sports City, and Dubai South are increasingly attracting interest from potential tenants and buyers due to their value for money. These locations also have a promising pipeline of new developments which could help stabilize rental rates.”
Smith mentions, “Families in search of more spacious living at reasonable prices are particularly drawn to townhouses in places like Damac Hills 2. With the recent updates to the rental index, we could see rents in certain areas rise by 10 to 20 percent. Consequently, tenants might consider relocating, downsizing, or even venturing into property ownership.”
